Welcome to Fairway Falls

Established in 1978, Fairway Falls is located in the heart of Pike Creek in the rolling hills of the Delaware Piedmont.  It's a setting of great natural beauty conveniently situated between the towns of Wilmington, Newark, and Hockessin.

Fairway Falls is a deed restricted community.  The original builder incorporated these deed restrictions into County Code.  Because of this, and the efforts of our neighbors, Fairway Falls has maintained a distinguished and visually appealing community atmosphere that 348 families call home.  Dues-paying households are members of the Fairway Falls Civic Association, supporting essential services.

These pages contain information about the Civic Association, and rules and resources for residents.  You'll also find recent issues of the Association's newsletter.

If you're new to the Fairway Falls community, whether renter or owner, we welcome you and encourage you to:

  • Let us know who you are, via our Association email or phone
  • Attend the next Association meeting
  • Join your neighbors online at Nextdoor

At previous Civic Association meetings, several community members expressed interest in multiple community activities, including:

  • Dog-walking club - for folks who want to walk dogs together
  • Gardeners' Party - exchange plants and vegetables with your neighbors
  • Grill Party - take a portable grill up to the circle, can be paired with a picnic.

If creating an "Activities Committee" is of interest to you, please reach out to fairwayfallsde@gmail.com and put "ACTIVITIES COMMITTEE" in the Subject line. If there is significant interest, someone will reach out to form the committee.

**No activity listed above or added in the future is specifically endorsed by the Fairway Falls Civic Association, even with their participation.**
